TERMS AND CONDITIONS – HOLIDAY COTTAGES

Stay regulations
We warmly welcome you to our resort. These terms and conditions define the rules for using the holiday cottages by Lake Leśniańskie and the obligations of Guests staying on the property. Their purpose is to ensure safety, order, and comfort for all visitors.

§1 General rules and reservations

  1. Smoking inside the cottages is strictly prohibited.
  2. The payment for the cottage rental must be made on the first day of the stay.
  3. Payment method: cash.
  4. The deposit amounts to 30% of the total stay cost, not less than PLN 400.
  5. During long weekends, the deposit amounts to 50% of the reservation value.
  6. The deposit should be paid to the indicated bank account within 2 days of making the reservation request.
  7. The transfer title should include: deposit, full name, and stay dates.
  8. Failure to pay the deposit within the specified time results in cancellation of the reservation.
  9. In exceptional circumstances, especially for technical or logistical reasons, the Owner reserves the right to change the cottage number selected during booking to another of equivalent standard.

§2 Rental restrictions
Cottages are not rented for:

  • corporate events,
  • birthday parties and 18th birthday parties,
  • bachelor and bachelorette parties.

§3 Rules of using the cottage

  1. The cottage may only be used by persons declared at the time of reservation (maximum 6 persons).
  2. If a larger number of people is found staying in the cottage than declared, the Owner has the right to terminate the agreement without refund.
  3. The price includes: water, parking (max. 2 cars), bed linen, and towels (1 large and 1 small).
  4. Key handover and return always take place in the presence of the Owner or an authorized person.
  5. Cottages are rented on a daily basis: check-in from 14:00 on the day of arrival, check-out by 10:00 on the day of departure.

§4 Responsibility and safety

  1. Guests are financially responsible for any damage, destruction, or missing equipment in the cottage and on the resort premises.
  2. All defects and damages must be reported immediately to the Owner.
  3. The property is not responsible for valuables left in the cottage; Guests are responsible for their personal belongings.
  4. We are not responsible for any interruptions in water or electricity supply caused by external providers.
  5. In case of shortening the stay for reasons beyond the Owner’s control, payment for unused time is non-refundable.
  6. In case of cancellation, the deposit is non-refundable.
  7. The stay does not include insurance coverage for Guests or liability for injuries.
  8. If the damage exceeds the deposit amount, the Owner reserves the right to claim the remaining costs in accordance with applicable law.
  9. When leaving the cottage, all electrical devices must be turned off and doors and windows closed.

§5 Parking

  1. Guests have access to free, unguarded parking on the resort premises.
  2. Each cottage is entitled to a maximum of 2 parking spaces.
  3. Parking is used at the Guest’s own risk; the Owner is not responsible for vehicles or items left inside them.

§6 Barbecue and fire safety

  1. During barbecuing, safety rules must be followed.
  2. Due to the wooden construction, grills must be used away from buildings and outside covered areas.
  3. Open fires are strictly prohibited on the premises.
  4. Cottages are equipped with smoke detectors; smoking inside is strictly forbidden.
  5. The use of gas or electrical devices not belonging to the cottage equipment is prohibited.
  6. Bringing explosive or flammable materials is prohibited.
  7. Unjustified activation of the fire system results in a PLN 500 fine; the area is monitored.
  8. The alarm system is deactivated during Guests’ stay.
  9. A fire extinguisher is available in front of each cottage.

§7 Pets

  1. Pets are allowed only after prior arrangement with the Owner.
  2. The owner is fully responsible for the pet and must maintain cleanliness and order.

    Rules for staying with pets:

    – The owner must have full control over the pet.
    – A valid vaccination record is required.
    – Pets must relieve themselves outside the property.
    – The owner is obliged to clean up after the pet both inside the cottage and on the premises.
    – Any damage caused by the pet must be covered by its owner.

§8 Order and cleaning

  1. Guests are required to segregate waste into designated containers.
  2. The cottage should be returned in a condition similar to its initial state – dishes washed and the interior cleaned.
  3. Failure to comply with cleaning obligations may result in loss of the deposit.
  4. The fee for a lost key is PLN 50 per item.

§9 Quiet hours and penalties

  1. Quiet hours are observed from 23:00 to 06:00.
  2. Serious violation of quiet hours may result in immediate termination of the agreement without refund.
  3. If police intervention is required, the Owner may terminate the agreement immediately; the Owner does not cover the intervention costs.

§10 Additional equipment

  1. Electric heaters are available upon request for an additional fee based on electricity consumption.
  2. Meter readings are taken when the heater is issued.

§11 Gate and property area

  1. The entrance gate is closed between 22:00 and 06:00.
  2. By making a reservation, the Guest confirms acceptance of these terms and conditions.

§12 Final provisions

  1. These terms and conditions constitute an agreement between the parties upon payment of the deposit.
  2. In case of disputes, both parties will seek an amicable solution.
  3. In case of unresolved disputes, the court in Jelenia Góra shall have jurisdiction.
  4. The Owner may terminate the agreement with immediate effect in case of violation of the rules.
  5. The agreement does not include transportation, meals, or organization of free time.
